Personal Insurance

Short-term rental and Airbnb cover.

Platform host protection is not insurance, and your homeowners policy excludes business use. Short-term letting sits in the gap between them.

Renting a property to paying guests is a commercial activity, and most homeowners and landlord policies exclude it. Platform programmes such as host guarantees provide some protection but operate on their own terms, with their own exclusions and no obligation to defend you the way a policy does.

What the platform cover does not do

Host guarantees typically respond after other insurance, exclude certain property, and are administered at the platform's discretion rather than under an insurance contract. They are a backstop, not a programme.

A dedicated short-term rental policy covers the building, contents you provide, loss of rental income and liability arising from guests — and it responds regardless of which platform the booking came through, including direct bookings the platform never sees.

What it covers

The parts of a short-term rental insurance policy

Building and contents

The property and the furnishings you supply for guests.

Guest liability

Injury to paying guests, which homeowners policies exclude.

Loss of income

Booking income lost while the property is unlettable after a covered loss.

Theft and damage

Guest-caused damage and theft of contents, subject to the policy terms.

Working with us

What we do differently

We are an independent agency, so we place your short-term rental insurance across several carriers rather than fitting you to one company's product. That means a genuine comparison, and someone to call who is not a call centre.

  • Tell your insurer you let short term — non-disclosure risks the whole policy
  • Do not rely on a platform host guarantee as your only protection
  • Make sure direct bookings are covered, not just platform bookings

Common questions

Short-Term Rental Insurance, answered

Does my homeowners policy cover Airbnb guests?

Generally no. Letting to paying guests is business use, which homeowners policies exclude. Not disclosing it can put the whole policy at risk, not just the letting claim.

Is the Airbnb host guarantee enough?

It provides some protection but it is not an insurance contract. It typically responds after other cover, carries its own exclusions, and does not defend you the way a liability policy would.

What about direct bookings?

Platform programmes only cover bookings made through the platform. A dedicated short-term rental policy covers guests however they booked, which matters as soon as you take direct reservations.
